When is a Legionella Risk Assessment Required?
Landlord Legal Duty
Under health and safety law, landlords of residential properties are legally required to carry out a risk assessment for Legionella to ensure the safety of their tenants.
Tenancy Changeovers
It is best practice to review or update the risk assessment when a new tenancy begins, or at least every two years if the system remains unchanged.
HMOs / Shared Accommodation
Houses in Multiple Occupation (HMOs) often have more complex water systems, making regular risk assessments critical for tenant safety.
What Happens on the Day of Your EPC?
Arrival: Our accredited assessor will arrive at your scheduled appointment time.
System Inspection: We conduct a visual inspection of the entire hot and cold water system, including water heaters, boilers, and any cold water storage tanks.
Temperature Testing: We measure the water temperature at various outlets (such as taps and showers) to ensure hot water is stored and distributed at temperatures that prevent bacteria from multiplying.
Dead-Leg & Pipework Check: We check for redundant pipework (“dead legs”) or areas where water could stagnate.
Actionable Report: All findings are documented. We will provide you with a comprehensive, easy-to-understand risk assessment report and a clear review date for your records.

FAQ's
Do you take water samples for laboratory testing?
No, this service is a Legionella Risk Assessment, not routine water sampling. Under Health and Safety Executive (HSE) guidelines, a standard residential risk assessment is a thorough visual inspection and temperature check of your hot and cold water systems to identify conditions where bacteria could multiply. We do not routinely take water samples to send to a lab, as a comprehensive risk assessment is the legal and proportionate requirement for domestic and standard multi-occupancy properties.
Is a Legionella risk assessment a legal requirement for landlords?
Yes. Landlords have a legal responsibility under the Control of Substances Hazardous to Health Regulations 2002 (COSHH) to assess and control the risk of exposure to Legionella bacteria in their rental properties.
How long is a Legionella Risk Assessment valid?
There is no set legal expiry date, but HSE guidance recommends that the assessment is reviewed every two years, or immediately if there are significant changes made to the plumbing system or water supply.
Can a property "fail" a Legionella assessment?
Properties don’t “fail” in the traditional sense, but the assessment may identify specific risks (such as incorrect water storage temperatures or stagnant water areas) that require action. We provide clear, practical recommendations to resolve any issues so your property remains fully compliant and safe.

What happens if high risks are identified?
If any issues are found, such as a water heater not reaching the required temperature, we will clearly outline them in the report along with practical, straightforward steps you can take to rectify the problem.
Do you need to access my loft during the assessment?
Yes, if there is a cold water storage tank located there. Our assessor will need to safely access the loft space to inspect the tank, its lid, and the pipework connected to it.
Do I need to do anything to prepare the property?
Yes. Please ensure that the pre-assessment questionnaire sent to you upon booking is filled out prior to our arrival. On the day, simply ensure that our assessor has clear, safe access to all water outlets (taps, showers, baths), stopcocks, boilers, and the loft hatch.
