Yes. We will need to take a quick look inside your loft space to check for insulation (and measure its thickness), as well as inspect the construction of the ceiling. Please ensure the loft hatch is clear of furniture and easy to safely access on the day of our visit.

It depends on how often and how the property is let. Generally, an EPC is required if your property is a furnished holiday let rented out for a combined total of 4 months (120 days) or more per year, where guests stay in short-term arrangements of less than 31 days at a time. If your holiday let is strictly seasonal (rented for less than 4 months annually) or operates under a licence to occupy, it may be exempt. However, with short-term let regulations evolving, having a voluntary EPC is a great way to understand how to lower your utility bills and showcase energy efficiency to guests.
